When is the last time you checked on your water heater? It can be difficult to remember all of the elements of your home that need to be checked on, but it’s just as important to get maintenance on these expensive, important parts of your daily life. Your water heater maintenance should happen at least once a year and that’s not only to check for any potential issues it may have, but also because it needs to be flushed!

We recommend flushing your water heater at least once a year to help prevent buildup caused by sediment. This sediment naturally collects over time at the bottom of your water heater tank, which happens to be where the heating element is at. The buildup it creates can force your water heater to have to work harder, wearing down the equipment but also creating the potential for serious problems.

One issue you may face is finding sediment coming out of your faucets, but more serious problems like pipes bursting, loss of water pressure, or tank breakdowns may also occur. Flushing it out regularly is much more cost effective than dealing with the potential disasters a buildup can cause. Yes, this even includes tankless water heaters! Even though they hold less water than the standard type, they still gather sediment over time and will need to be flushed. 

Water Heater Replacement

If you’re starting to find water around the floor of your water heater, it’s probably time for a replacement. This is typically the sign that your water heater is nearing the end of its life span, so you’ll want to call in an expert and keep a careful eye on it in the mean time. The water leaks can lead to property damage ranging from very minor to significant, so don’t delay if you find water by your tank.

Your water heater can last roughly 6-10 years, with proper maintenance. Without it, you can expect to see the buildup causing serious problems with your tank much sooner, often within 2-5 years.
